Verification and required documents:
The landlord will conduct a credit and background check of
the tenant.
Otherwise, the tenant must provide:
An employment letter or other proof of employment
Two (2) recent pay stubs
A reference letter from a current or previous landlord
A report from Oligny-Thibodeau and/or TRUSTII (at the
prospective tenant's expense)
Condition of the lease offer:
Any lease offer is conditional upon the landlord's approval
of the results of the creditworthiness check.
Hydro-Québec / Énergir (Gaz Métro):
The tenant must open an account with Hydro-Québec and/or
Énergir in their own name and assume billing as of the
move-in date or the first day of the lease.
Tenant insurance:
Before the keys are handed over, the tenant must provide
proof of tenant insurance, including civil liability
coverage of at least two (2) million dollars. This
insurance must be maintained throughout the lease term,
with proof of renewal submitted annually to the landlord.
Subletting and short-term rental:
Subletting, the use of platforms such as Airbnb, and any
short-term rental (less than 6 months) are strictly
prohibited.
Unit modifications:
No drilling, modifications, or installations may be made to
the walls without the landlord's written consent.
Locks and keys:
It is forbidden to change the locks or make copies of the
keys without the landlord's written consent.
Guarantor or co-signer responsibility:
Any guarantor or co-signer is jointly and severally
responsible for the lease and its renewals, under the same
conditions as the principal tenant.
Security deposit:
A deposit equivalent to one (1) month's rent is required at
the signing of the lease. This deposit will be returned to
the tenant at the end of the rental period, provided that
no damages, lack of maintenance, or unpaid balances are
found in the unit.
